"Jennifer and David (Boyd) -- these are my first time home buyers who have rented their whole lives. Super, super nervous about every aspect of the deal, there was a great deal of prepping for finding and getting a property -- there price point was $350K and hoping for a single family. Really very little to choose from...
One Saturday Redfin put a property on the market at $349,900 in Carrvale, Leesburg -- older but in good shape and a legitimate "deal of a lifetime". I called them and asked if they had seen it and asked if they liked it - they said "yes and yes". I suggested that we should see it today and as early as possible. Jennifer said that she had to work but could see it tomorrow afternoon. I told her that I really think we shouldn't wait. She called her boss and asked for the morning off and got the "go-ahead".
We saw the 2800 sf, .24 acre, 2 car garage single family home by 10AM and decided to put an offer on it. By Noon we found out that one offer already arrived and there may be others. We put our heads together and decided to offer $359,500 and a 28 day close with conventional financing (they were originally planning on going FHA) -- Flori and I suggested to go above the asking price/change the financing and they understood the value in doing this. Our lending partner got a letter to us by 2PM and we sent the offer.
By Sunday afternoon, the seller received a total of four offers. But, because my first time home buyers made savvy decisions in respect to the offer, we won the offer as it was written. My buyers offered just enough to tip the scales in their favor -- they did everything we suggested that would make their offer appealing.
It appraised above our sales price and we closed a couple of weeks ago! They are sooooo tickled! Instant equity and a great home -- this one was a big win!"
