If you don’t intend to stay in your home long, need extra mobility or are unsure about your employment prospects, renting probably makes good sense for you. But if you're planning to stick around, owning may prove to be more rewarding. Here are five good reasons:

* Rates are near historic lows, and prices are still well below the past peaks. This unusual combination places the real cost of purchasing a home near a 50-year low.

* Buying builds equity. On most mortgage loans, you pay down the principal balance with each payment. This typically starts at about $100 per month for every $100,000 of loan balance and increases each month through the entire life of the loan. To make a fair comparison, be sure to subtract principal paid from a home loan payment vs. the cost of renting the same property.

* Home values rise over time. Increases are not guaranteed; however, if we use the last 50 years as a guide, values have typically risen at a pace above inflation.

* Homeownership often brings tax benefits. Deductions for home mortgage interest and real estate taxes save many homeowners thousands every year. Others still find taking the standard deduction more beneficial. Always consult your tax pro for advice.

* It’s more than just the money. Families become rooted in a neighborhood, school district and community. Homeowners have the freedom to choose paint colors and make modifications. Pets are welcomed. Intangibles like these often formulate the most valuable returns.

You and your spouse have been dying to buy a house, but just as fast as you can envision yourself living it up in your new home, you quickly remember that darned down payment that you do not have. Saving for a down payment is the number one challenge for prospective home buyers, so you are not alone. However, do not be alarmed, there are some rather unique and simple ways to save up for that dream home.
Here are 3 creative ways to save:

1. Automated Savings: Settting up automatic transfers to your savings from your checking account every payday is a very effective way to save up for your down payment. What it does it take the pressure off of you having to remind yourself and be disciplined enough to put money aside for your dream home. Taking a pre determined percentage of your pay and having it transferred every single payday is an excellent way to ramp up your savings efforts.

2. Shop Around For A Better Bank: Now this isn’t going to turn you into an overnight millionaire, but this can certainly be a nice little boost to your saving efforts. There are many banks out there that offer incentives for opening a new account and maintaining certain balance requirements. They may offer special rates and some might even kick in some money for choosing to bank with them. Some even have no minimum deposit requirements, no monthly fees and no balance requirements. A good side note is to pay close attention to the fees you are paying at your current bank for your savings and checking accounts. It may be the logical move to open a new account elsewhere if you are unable to negotiate those fees down or have them removed.

3. Stop Buying and Start Making: Instead of buying that 6 dollar cup of coffee and that 12 dollar lunch every day of the week, why not make your coffee and lunch at home?

If you and your spouse are buying just one cup of coffee each at $6 every day or $12 total per day, 5 days a week, that adds up to roughly $260 per month! By investing in a decent coffee maker and a few quality tumblers, you could potentially save more than $3120 over the course of just one year.
Now if you think that is a lot of money, try adding up all of those $12, $15, and $20 lunches you have on your lunch breaks from work. For a husband and wife duo eating out every day, that works out to approximately $520 a month or $6235 a year on the low end, using the $12 per lunch example.

Any bit of research will show you that prepping your meals at home will cost you roughly $6 a meal. That is a huge difference in expenditures. Imagine just what kind of impact making these small tweaks to your habits could have on your ability to save for that dream home.
