Others who have renter's or homeowner's insurance mistakenly believe they're covered for earthquakes. Flooding WITHIN homes is a growing issue: Old pipes and valves, worn-out hoses on second-story washing machines and faulty connections for a proliferation of water-using appliances are causing a surge in increasingly expensive damage reported to insurers. Many other types of claims - including fire - have declined in frequency. 2% of homeowners filed a water-damage claim each year between 2013 and 2017, up from 1.44% annually between 2005 and 2009 resulting in $13 billion damages for homeowners’ insurance companies in 2017. Claims average about $10,000. Here are problem areas worth evaluating:
ROOF AND ATTIC: Missing, worn or broken roofing material may allow water to penetrate. The attic should be properly ventilated.
BATHROOM: Inspect to determine that caulking is watertight in tubs and shower stalls. Watch for dripping under sinks.
KITCHEN AND LAUNDRY ROOM: Inspect water supply hoses for appliances like dishwashers, refrigerators, ice makers, garbage disposals and washing machines.
BASEMENT: Know where the shutoff valve is for the main water supply. Consider shutting off your water if away from home for a week or more. Inspect visible plumbing lines and your water heater for leaks or damage. Avoid storing valuables in your basement; use racks for elevation if you do.
TERRACES: Especially in zones that freeze, shutting down water supplies should be handled professionally. (WSJ)

DID YOU KNOW? Lighting is experiencing some new trends, with the chandelier's past decade of popularity being questioned by designers..... Here are some trends:
*** Light sources that shine more furtively at different levels in a room, with help from flexible, easily hidden LEDs.
*** Position the lights within a room at a minimum of five different heights. By diffusing light, you make it enigmatic and energetic.
*** Downlight shows every line and imperfection and can be witchlike. Diffused light is more flattering.
*** Recessed alcove lighting used to be very expensive, but LED light strips have brought that cost down sharply and require much less space.
*** Combine 3 types of lighting: a smaller pendant/chandelier, task lights and lamps.
*** LED burns much, much cooler so it can be placed almost anywhere without eating up too much energy or creating heat/fire risk.
*** Be sure to keep the temperature warm - 2,700 kelvins or lower - otherwise you could look ghostly.
*** Brightness-wise, an old 100-watt lightbulb is emulated with a 1,600 lumens LED light. Always have dimmers. (WSJ)

***Of these, there were 157 closed sales of $10 million+ in 2018, versus 185 in 2017, (down 15%).
***43 of these were $ 20 million+ in 2018, versus 52 in 2017, (down 17%).
***19 of the sales were $30 million+ in 2018, versus 23 in 2017, (down 17%). Both years had 9 sales of $40 million+.
***Of the 43 sales of $20 million+ this year, 34 of the buyers were American, (79%). The other 9 buyers were from Monaco, China, Australia, Saudi Arabia, Switzerland, Japan, England, Canada and South Africa.
***The majority of the 43 sales were in Beverly Hills with 12, followed by Malibu with 9, There were 5 in Bel Air, 5 in the Sunset Strip, 3 each in BHPO, Palisades, Brentwood and Holmby Hills.
***21 of the 43 sales of $20 million+ sales were not officially listed when sold.
