The typical loan officer is a Jack of all trades. When they take a new loan application they have to input all of the information about you, your income, your assets, your liabilities, your credit, the type of loan you are getting into a database. Then they have to track the loan through processing, underwriting, cash to close, and get the loan documents to the title company for settlement. That leaves very little time to keep their borrowers up to speed on the status of their loans. What is a Buyer Agent, and why would you want one? Any real estate agent can be your Buyer Agent. What does a buyer agent to for you? A Buyer Agent is duty bound to work for you, in your best interests, while shopping for a house. Your Buyer Agent will (hopefully) listen to your needs, wants, and wishes for the home you want, then show you listings that match what you want in a home. You will have a written agreement between you and your Buyer Agent that constitute a fiduciary (legal) duty on your agent that promises her/him duty, discretion, privacy, honesty, to you throughout the transaction, from house hunting, through making an offer on a property, and through the settlement. You agree to work exclusively with your Buyer Agent for showings of homes, writing offers on homes, no matter whether the home is an existing house or a new house to be constructed by a builder. Your Buyer Agent doesn't get paid by you (in most circumstances), the seller of the house pays a fee to his Listing Agent, and a separate fee to the Buyer Agent who brings a ready, willing, and able buyer who buys the house. Agent fees are paid at settlement through the settlement process at the title company in Virginia. The seller knows that your Buyer Agent is working in your best interests, not the seller's best interests. WHY? Because that's the custom in the real estate business. So you get the services of your Buyer Agent at no additional cost to you 99.9% of the time. So it makes sense to have an EXPERIENCED Buyer Agent working for you. Someone who has been around the real estate business a long time. How do you find a competent Buyer Agent? Ask your loan officer who they recommend, based on the successful transactions your loan officer has experienced with that agent. Your Buyer Agent plays a big role in taking your purchase from contract to closing. Your loan officer will know the good, the bad, and the ugly cooperation between the lender and the Buyer Agent.
